Planning permission has been denied for 25 new assisted living homes in Gobowen.

Hengoed Park Residential Home has had its application for 25 new assisted living bungalows in Gobowen rejected by Shropshire Council.

The planning officer handling the case recommended that he plans be refused.

In their report the officer said: “It is considered that the proposed development on the site results in an excessive amount of development within the walled garden which is a non-designated heritage asset.”

They added: “The development would result in the loss of a section of the wall to facilitate the wider access and the amount of accommodation would obscure much of the wall from view.

“The central accommodation would impact upon the garden's openness which contributes towards its character and appearance.”

The addition 25 units of accommodation within the walled garden was “considered to be over development” this related to “the quality of the internal space, fails to provide satisfactory living conditions for future” and “occupiers in terms of light and outlook.”

The planning officer also said: “The application has failed to provide adequate up to date information in respect of a nearby pond, to allow the ecological impact of the development to be fully considered or that the development can deliver at least a 10 per cent increase in biodiversity value relative to the pre-development biodiversity value of the onsite habitat.”

A previous scheme for 17 bungalows on the same site was approved in 2021, despite concerns about road access to the site and an objection from Selattyn and Gobowen Parish Council.

Hengoed Park Ltd claimed the additional units would have allowed it to have a “wider reaching impact” and reduce pressure on other local services who do not specialise in the same areas of care.
